Title Insurance & Examination
Purchasing a home or any other type of real estate is one of the largest purchases that most people ever make. Most property owners want to protect their property from all types of perils. A prudent property owner will normally insure their homes against potential losses from fire, wind, and hail. However, many times property owners do not think about another area of risk for their new property, their property title.
A real estate title gives a property owner their ownership interest in the property. It is very important to have the property title thoroughly examined prior to purchasing it and to purchase a title insurance policy to protect the landowner from title issues that may not have been apparent when the property was purchased.
At Tressler & Associates we have highly competent attorneys and staff who are extensively trained to identify and correct title problems prior to closing and we issue title insurance from two of the best title insurance companies in the industry. Inform your Realtor or loan officer that you want to close with Tressler & Associates so you can have peace of mind knowing your home is fully protected.
Closing of Escrow
For most Tennesseans, a home or other real estate purchase is not just an everyday occurrence, it is one of the most important financial decisions that we ever make. A lot of hard work goes into every real estate transaction by numerous individuals and organizations. Some of these include your real estate agent, home inspectors, appraisers, loan officers, and finally, the Closing Attorney. The Closing Attorney completes the Closing of Escrow which is better known as a Closing.
Closings include the process of signing many documents and exchanging funds to complete a real estate transaction. Simple closings require a few very important documents but more complex matters can, and usually do, have over one hundred documents for more complex matters. Most of these documents are of great importance to buyers, sellers, and financial institutions, if financing is involved. Some of these documents create the buyers new ownership in the property while releasing the sellers interest in the property. These documents also define the purchaser's obligations to their bank or financial institutions. The list of important documents extends on to include all aspects of the transaction.
Even though most of us are familiar with the painful number of documents required at closing, most of us don't think about the importance of choosing the right law firm to prepare, gather, explain, and ensure the accuracy of those documents. At Tressler & Associates, we have a team of dedicated attorneys and support staff and we are prepared to handle any real estate transaction. Tell your Realtor or loan officer that you want to close with Tressler & Associates so you can have peace of mind in your closing process.
