There are many ways we can serve one another in our hometowns. At Tressler & Associates, we put our hearts into action with three important organizations who do incredible work to support and educate our local community.

The Joshua Chamberlain Society

The Joshua Chamberlain Society adopts wounded veterans and the families of deceased veterans and commits to providing support for the long term.

When American service members are wounded in combat, their lives are changed forever. And when our service members make the ultimate sacrifice, their families need support and security. The Joshua Chamberlain Society helps severely wounded veterans live full, vibrant lives despite their injuries. They ensure the families of the fallen are offered support and security today and in the future.

With the help of generous donors, JCS “adopts” severely wounded veterans – those who have suffered traumatic brain injuries, lost a limb or multiple limbs, or both – as well as the families of those service members who sacrificed their lives in service to our country. JCS provides real, tangible support for these individuals and families not only in the present, but also five, ten, twenty or more years down the line. Years from now, they will still feel the support of a community grateful for their sacrifices.

Empower Me Center

Empower Me Center transforms the lives of individuals with special needs through activities and opportunities for growth in a safe, secure environment while providing community education on disabilities and inclusiveness.

At Empower Me Center, they create opportunities in an accepting, therapeutic space year-round that caters to the needs of all their participants and provides them with the same opportunities as those in their peer groups without disabilities. They offer six weekly summer day camp sessions and other year-round activities personalized to meet individuals’ behavioral and medical needs. Each program provides a safe, positive learning and social environment for children and young adults ages five years and older.

Empower Me Center works with individuals with disabilities including, but not limited to: Autism, Cerebral Palsy, Cancer, Epilepsy, Fragile X Syndrome, Post Traumatic Stress Disorder from physical or sexual abuse, Bipolar Disorder, ADHD, Obsessive-Compulsive Disorder, Depression, Blindness, Deafness, Microencephaly, and Schizophrenia, Down Syndrome, Tuberous Sclerosis, Smith-Magenis Syndrome, and Angelman Syndrome.

The Tennessee Arts Academy

The Tennessee Arts Academy is the nation’s premier professional development institute for arts educations. A program of the Tennessee Department of Education, the Academy has been held annually since 1986 at Belmont University in Nashville, Tennessee.

The Academy trains more than 325 educators each summer, directly impacting 150,000 to 200,000 students each year in classrooms across the country. Since 1986, more than 7500 teachers trained by TAA have touched the lives of over 3 million students. Teachers return to the classroom better equipped to provide Tennessee students with the necessary skills and experiences to become creative and productive members of our workforce and society.

Tressler & Associates, PLLC is pleased to announce the promotion of Turner Smith Evans to associate attorney.  

On November 16th, Tressler & Associates, PLLC celebrated Turner Smith Evans as a new member of the Tennessee Bar Association. He took the oath in a swearing-in ceremony among family and friends at the Rutherford County Judicial Center in Murfreesboro, Tennessee. Judge Darrell Scarlett presided over the ceremony and administered the oath.   

Evans took the bar exam in July 2022. In total, 458 test takers were successful on that exam. The exam had a 62.36% pass rate of 736 individuals — 622 first time test takers and 114 repeaters.  

Todd Tressler had no doubt Evans would succeed.   

“We are so proud of Turner on this milestone accomplishment,” said Todd A. Tressler, II founder and CEO of Tressler & Associates, PLLC. “Turner is and has been an integral member of our team. He is a dedicated steward in our community and a giver at every level of his life. Now with a law license to back his efforts he will continue to make a positive impact throughout the community.” 

Evans has worked as a full-time legal assistant at Tressler & Associates since May 2019. In this role, he has cleared title for real estate cases, and handled a high-volume caseload, including probate and suits to quiet title. He plans to continue his work in the firm’s estate planning and probate services.    

Evans is excited to set new goals and shift his focus from studying to helping those in need.   

“Getting my law degree is a culmination of my entire life’s work so far,” said Evans. “Now that I am an attorney, my focus can now be on helping others work through life’s challenges and achieve their goals. I am so grateful to the people who have supported me along the way, especially my family and Tressler team. I am honored to serve in my community as an agent for others.”  

Evans is from Lebanon, Tennessee. He attended and graduated from the University of North Florida in Jacksonville with a BA degree in political science; he then graduated summa cum laude from the Nashville School of Law with a JD degree in 2022.   

Tressler & Associates, PLLC began as a law firm focused on real estate law. On November 23, 2009, in honor of his family legacy in the real estate industry, attorney and CEO, Todd A. Tressler, II founded Tressler & Associates, PLLC. That day marked the 100th anniversary of his family’s real estate business, J.R. Hobbs & Sons Realty and Auction, and a new chapter for the next generation.   

Since its inception, Tressler & Associates has been committed to securing peace of mind by protecting the interests of friends and neighbors through practicing the legal profession fairly and ethically with sincerity. Now in its thirteenth year, the firm has thriving practices in real estate law, entrepreneurial law, estate planning, and general counsel.   

Tressler recalls the economic difficulties the same year he opened his doors.

The Tressler & Associates team consists of two attorneys and six experienced professionals. On September 29th, 2000, a young man from the Nashville community that was loved by many, passed away in a tragic accident on Tim’s Ford Lake. Christopher Douglas Dowdle was a graduate of Brentwood Academy, and was well on his way to a degree from the University of Tennessee at Knoxville.

Since his unexpected death, friends and family have come together to put a golf tournament together annually so that they can keep his memory alive and share the special moments that were spent with Chris. The funds raised from this tournament are allocated to both Brentwood Academy and The University of Tennessee in the form of a scholarship for prospective students at each institution.

As active board members of the annual Strokes and Streams Invitational held at the prominent Brentwood County Club, myself, Todd A. Tressler, II, and a great friend of mine, Austin Kemp, are leading our yearly effort to obtain tournament sponsorship.

Then the attorney will schedule a phone call with your Buyer or Seller to discuss any updates that may be needed or desired, especially in light of the closing.  If new or amended documents are needed, they can be signed at closing! That’s right, close on real estate and update (or create) estate documents all at once.

The cost for a review and phone call with an attorney is $250.00, however, if additional documents or amendments are needed, the $250.00 fee will be applied towards the total cost of the documents.  All fees for this service can usually be paid through the closing itself.

As a participant in the program you, will run for office, learn public speaking, create and enforce laws and actively participate in all phases of creating and running a working government in this exciting and fun summer program”.

During this week long program, Daniel and Jeanette will have the opportunity to meet and develop lifelong friendships with other public service enthusiast and driven young leaders from all across the state, that will help to shape the future of our communities for years to come.

Daniel is a bright 11th grade student from Puerto Rico, who has exemplified exceptional people skills making leadership a natural fit.  Daniel’s father serves as an analyst for the United Nations.  The Boy’s State will be held at Tennessee Tech University beginning May 23rd.

Jeanette is also an exceptional junior at Blackman, holding an impressive 4.0 grade average.  She has proven to be very intuitive in group situations making her a great leader.  Girl’s State will be held this year at Lipscomb University also beginning May 23rd.

We are very proud to support these two young leaders, and know their futures in leadership will make our communities continue to thrive!  Congratulations Daniel and Jeanette!  We wish you both the best of luck, and we thank you for your passion and dedication to public service.

We want to thank everyone who came out to celebrate with us for our 5 year Anniversary bash! We also want to thank each and every one of you who have supported us along the way, worked with us and been a part of our success. We look forward to serving you for many more years to come. We had a great evening surrounded by friends, family and business partners. We were honored to hear from Jodi McCullah of SAFE (Soldiers And Families Embraced)JT Cooper and Opal Justice for sharing their message with us and the stories of those servicemen who fought for our nation. We were entertained by Charles “Wigg” Walker and the Wigg Band. We had fun at the photo booth provided by Out of the Box and refreshments from Acme Feed & Seed. It was a fun evening of conversation, celebration and a lawyer or two showing off some dance moves.

Our theme for the evening was “Thankfulness” and we enjoyed reading the notes you left on our wall. We were inspired to read all that you were appreciative of this past year. It was great to hear such positive messages and to focus on our many blessings. It is easy to get caught up in the small stresses of our busy lives and it is always a positive thing to step back and realize all we have to be thankful for.

We have a lot of things coming up in the New Year. We just released our new website and our blog. Keep any eye on this as we hope to bring you all a wealth of helpful information that we hope will be truly useful to you. We are also in process of building out our second location in Mt. Juliet and hope to announce its official opening early in 2015. We have great aspirations for next year and once again thank you for your continued support; we couldn’t do it without you!

We do many title searches every day in our office. In their most basic form, a real estate title search is where we search all pertinent public records to determine what has been publicly filed regarding a piece of real estate. It’s common for us to find some unexpected liens against the property we’re researching.

Usually, an unexpected lien is the seller’s mortgage. These will not interrupt your property purchase because the sale of the house will pay off the lien. However, this is not always the case, so you should never skimp on the title search.

What Should You Do if You Have Unexpected Liens?

It is never fun to surprise a seller with news that there is a lien filed against them, but it is necessary. These liens will need to be released prior to closing on the sale. If not dealt with, you can be left having to deal with the liens yourself as the buyer, or lose out on the sale as the seller. What’s so bad about them is that they can act like unwanted debts.

What do you do if the property you’re hoping to purchase or sell has one or more unexpected liens? First of all, don’t panic. It’s quite possible that the lien is something the seller would not be aware of and will handle it to sell their property. Sometimes the lien may not even be the seller’s, but a clerical mistake that can be fixed.

What if the Lien Isn’t Your Seller’s?

An example could be when a court judgment is issued against someone with a name similar to the seller. These judgments are then recorded and will show up on our title search. For example, if there has been a judgment for $5,000.00 declared against a woman named “Stacy S. Smith” in your county and your name is “Stacy M. Smith,” this will probably show up on our title search because it is possible that this is the same person.

We will simply compare your or the seller’s social security number to the true defendant to clear you or them of that lien with the clerical office. Thankfully, this is often the end of that unexpected lien for a seller.

What if Liens Are Your Seller’s?

If the lien does belong to the seller, there are several routes to solve it. First of all, there is a small possibility that the lien has expired. Depending on the type of lien, it must be renewed or re-recorded every so often to remain valid. If it is not re-recorded in a timely manner, the lien does not apply to your real estate. If it has not expired, you will probably have one of two options:

  1. Wait for the seller to pay the lien or pay it yourself. We can obtain the payoff for you from the creditor.
  2. Tressler & Associates attorneys can negotiate the lien on your behalf. Negotiating a lien, especially an old lien, can sometimes decrease the amount you would have to pay for the creditor to release the lien. If the lien is valid, it will need to be released by the creditor before you can close the sale.
